The U.S. Department of Veterans Affairs is building a new outpatient clinic in Sarasota to ease space shortages at existing facilities serving veterans across Sarasota and Manatee counties. The two-story building is planned for 2390 Lakewood Ranch Boulevard.
The agency awarded the contract to a joint venture of Cullinan Properties, based in Illinois, and Construction Managers Inc. of North Carolina. The companies announced the award on Oct. 28. Their partnership, CMI Cullinan JV LLC, is a service-disabled veteran-owned venture that will develop and own the property before leasing it to the VA. The Bay Pines VA Healthcare System will operate the clinic. The construction cost, lease length and rental payments were not disclosed.
Cullinan previously developed the 150,000-square-foot Tampa VA Mental Health Center in Temple Terrace, which opened in 2023. Construction Managers Inc. President Robert Crenshaw said the Sarasota award marks his company's 19th VA clinic project. Cullinan also built a 256,000-square-foot VA multispecialty outpatient clinic in Copperas Cove, Texas, where construction broke ground Oct. 8.
The Sarasota clinic will include primary care, mental health treatment, audiology, dental services, eye care, physical and occupational therapy, prosthetics, laboratory testing, pharmacy services, telehealth and diagnostic care.
The development team has hired Leo A Daly for architecture, Hoar Construction as general contractor and Vanasse Hangen Brustlin for civil engineering. Work is scheduled to begin in summer 2027, with completion set for summer 2029 and the first patients arriving in fall 2029.
